Here is your Brantford Real Estate Update for March 2024 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods.
Brantford
The average sale price for a detached single family home in Brantford is $651,382, which has gone up slightly by 0.78% or an average of $5,037 compared to the average sale price of $646,309 in February 2023. However, in some neighbourhoods the average sale price went up by more than 10%.
There were 9.17% more <a href="https://www.viewbrantfordhomes.com/just-listed/" target="_blank">new listings in Brantford</a> that came on the market last month but there were 17.11% fewer sales.
North End
The average sale price in Brantford’s North End neighbourhoods in February 2024 was $718,678, which is up by 10.53% compared to the average sale price of $650,206 in 2023. There were 13.04% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1690772" target="_blank">new listings in the North End neighbourhoods</a> last month compared to February 2023, and the number of sales in the North End areas was exactly the same as they were a year ago.
West Brant
The average sale price in the West Brant area in February 2024 was $774,678, which is up by 6.80% compared to the average sale price of $725,359 in February 2023. There were 26.83% fewer <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">new listings in West Brant</a> last month compared to a year ago, and there were 21.05% fewer sales in West Brant than there were in February 2023.

Terry's Take on the Brantford Real Estate Market
There were more new listings that came on the market last month and fewer sales, leaving us with more active listings of <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">homes on the market</a> compared to February 2023. The average sale price went up just slightly by 0.78% compared to a year ago but it's gone up by more than 10% in some neighbourhoods. Several of the homes on the market right now are simply overpriced due to one of two reasons: 1)Those Sellers have unrealistic expectations in the current market, and/or 2)Those Sellers have received misguided information. The demand has been strong and we are seeing bidding wars again on some of the properties that have been priced correctly.
Some of the Buyers are telling us they are going to wait for the interest rates to go down before they buy, and the rates from the lenders have already come down over the past few months, but something to keep in mind is that when the Bank of Canada eventually drops the benchmark rate as the industry experts are anticipating and the interest rates start to go down more, the prices are likely to spike up due to the strong demand in Brantford and the increased competition. In short, you can buy a home now at the current interest rates and the current prices and have equity in your home when the prices go up, or you can wait for the rates to go gown more and buy at a lower interest rate but you will need to pay a higher price for the home you want. For example, let's say a Buyer pays $800,000 for the home they want and they have a down payment of $100,000, leaving them with a mortgage amount of $700,000. When we factor in the mortgage insurance premium amount of $21,700 since it's a high ratio mortgage(meaning the down payment is less than 20% of the purchase price), and at a 4.89% interest rate amortized over 25 years, the monthly mortgage payment is $4,152.37. If the interest rate drops by 0.5% to 4.39% but the price for that home goes up to $850,000, then the monthly mortgage payment is $4,232.57. *These #s are approximate and for informational purposes only but as you can see, if the Buyer bought the home at the current interest rate and current price of $800,000, their monthly mortgage payment works out to be less than it is when buying at the lower interest rate but at the higher price. Plus they will now have $50,000 of equity in their home since the prices went up.

Let’s break down what it is and why it’s important if you’re looking to buy a home in 2024.
What Pre-Approval Is
As part of the homebuying process, your lender will look at your finances to figure out what they’re willing to loan you. According to Investopedia, this includes things like your T-4, tax returns, credit score, bank statements, and more.

While more homes are being listed for sale, the overall number of available homes is still below the norm. At the same time, the recent downward trend in mortgage rates compared to last year is bringing more buyers back into the market. That imbalance of more demand than supply creates a bit of a tug-of-war for you.
It means you’ll likely find you have more competition from other buyers as more and more people who were sitting on the sidelines when mortgage rates were higher decide to jump back in. But pre-approval can help with that too.
Pre-approval shows sellers you mean business because you’ve already undergone a credit and financial check. As Greg McBride, Chief Financial Analyst at Bankrate, says:

The average sale price for a detached single family home in Brantford is $668,956, which has gone down by 2.11% or an average of $14,421 compared to the average sale price of $683,377 in January 2023. However, in some neighbourhoods the average sale price went up.
There were 16.67% fewer <a href="https://www.viewbrantfordhomes.com/just-listed/" target="_blank">new listings in Brantford</a> that came on the market last month but there was only 1 less sale versus a year ago.
North End
The average sale price in Brantford’s North End neighbourhoods in January 2024 was $734,429 which is down by only 0.82% compared to the average sale price of $740,517 in 2023. There were 45% fewer <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1690772" target="_blank">new listings in the North End neighbourhoods</a> last month compared to January 2023, and the number of sales in the North End areas was also down by 39.13% versus a year ago.
West Brant
The average sale price in the West Brant area in January 2024 was $889,508 which is up by 16.21% compared to the average sale price of $765,417 in January 2023. There were 25.71% fewer <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">new listings in West Brant</a> last month compared to a year ago, but there were exactly the same number of sales in West Brant as there were in January 2023.

Terry's Take on the Brantford Real Estate Market
Aside from the lower number of new listings that came on the market, the real estate market in Brantford has been very similar to the market we had in January 2023 with an average sale price that was close to the average sale price from 1 year ago, a similar number of active listings of <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">homes on the market</a>, and only 1 less sale than there was a year ago. The prices have been going up and down over the past couple of years but when you look at what's happened to the home values in Brantford(and surrounding areas) over the past 5 years, the average sale price has gone up by 67.29% or an average of $269,075 comapred to 5 years ago. So if you've been in your home for more than a couple of years then you should have a lot of equity built up in it now.
With the Bank of Canada holding the interest rate, and many of the lenders lowering their interest rates(the best interest rate I've seen at the time of writing this post for a 5-year fixed mortgage has gone from 5.69% just a few months ago down to now being at 4.89%) I believe there will be more Buyers jumping back into the market over the coming months, especially given the speculation that the Bank of Canada will be lowering the benchmark rate this year, which is what I'm hearing from the various mortgage professionals I've spoken with regarding the interest rate.

I hope you had a nice Christmas season and a Happy New Year! Here is your Brantford Real Estate Update for January 2024 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods. We also can't use the # of New Listings statistic right now since there have been so many homes recently that are being cancelled and relisted numerous times and at various different prices within a short time.
Brantford
The average sale price for a detached single family home in Brantford is $695,769, which has gone up by 15.84% or an average of $95,154 more compared to the average sale price of $600,615 in December 2022. However, compared to the strong market of December 2021 the average sale price has gone down by 12.36% or an average of $98,161. So what does that mean? It means we've recovered around 40% or so of the approximately $230,000 in appreciation that we experienced in the home values between 2020 to 2021 when the market was going crazy and we had those outrageous sale prices.
The # of sales are down by 9.43% so the sales went down a little compared to December 2022, but the # of sales are down by 28.36% compared to the strong Seller's market we had in December 2021.
The # of <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">active listings in Brantford</a> has gone up by 16.10% compared to 1 year ago, but compared to 2 years ago there are more than 7 times as many homes on the market right now, which is giving the Buyers a lot more options to choose from.
North End
The average sale price in Brantford’s North End neighbourhoods in December 2023 was $693,813 which is up by 7.18% compared to the average sale price of $647,331 in December 2022. There were 17.39% fewer <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1663429" target="_blank">active listings in the North End neighbourhoods</a> last month, and the number of sales in the North End areas was exactly the same compared to a year ago.
West Brant
The average sale price in the West Brant area in December 2023 was $849,214 which is up by 20.04% compared to the average sale price of $707,455 in December 2022. There were 25.81% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">active listings in West Brant</a> last month, and there were 36.36% fewer sales in the West Brant area compared to a year ago.

Terry's Take on the Brantford Real Estate Market
The number of sales were down last month compared to previous years because I believe there are a lot of people who are sitting on the fence right now waiting to see what's going to happen with the interest rates and with the market. There are more than 7 times as many <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">homes on the market</a> compared to the crazy December we had in 2021 when there was practically no inventory, but the number of active listings right now is comparable to the type of market we had about 5 years ago. If you look at the home values in Brantford over the past 5 years, the average sale price in December 2018 was $407,077 and the average sale price in December 2023 was $695,769, so over the past 5 years the home values have gone up by an average of $288,692 or 70.92% despite the ups and downs we've had over the past few years. If you're a homeowner I'm sure you'd be happy with your home's value increasing by 70.92% over a 5 year period. The demand for the homes in Brantford and Brant County has remained strong but given the additional inventory of houses for sale in Brantford and Brant County it has become extremely important to be able to price your home competitively for the market and to make sure your home is advertised aggressively to a wide range of Buyers who are coming from different areas.

At the same time, there are still fewer homes available for sale than the norm. These are two of the biggest hurdles buyers are facing today. But there are ways to overcome these things and still make your dream of homeownership a reality.
As you set out to make a purchase this season, you’ll want to be strategic. This includes taking a close look at your wish list and considering what features you really need in your next home versus which ones are nice-to-have. This will help you avoid overextending your budget or limiting your pool of options too much because you’re searching for that perfect home.
Danielle Hale, Chief Economist at Realtor.com, explains:
“The key to making a good decision in this challenging housing market is to be laser focused on what you need now and in the years ahead, . . . Another key point is to avoid stretching your budget, as tempting as it may be . . .”
To help identify what you truly need, make a list of all the features you’ll want to see. From there, work to break those features into categories. Here’s a great way to organize your list:
Must-Haves – If a house doesn’t have these features, it won’t work for you and your lifestyle (examples: distance from work or loved ones, number of bedrooms/bathrooms, etc.).
Nice-To-Haves – These are features you’d love to have but can live without. Nice-to-haves aren’t dealbreakers, but if you find a home that hits all the must-haves and some of these, it’s a contender (examples: a second home office, a garage, etc.).
Dream State – This is where you can really think big. Again, these aren’t features you’ll need, but if you find a home in your budget that has all the must-haves, most of the nice-to-haves, and any of these, it’s a clear winner (examples: a pool, multiple walk-in closets, etc.).
If you’re only willing to tour homes that have all of your dream features, you may be cutting down your options too much and making it harder on yourself (and your budget) than necessary.
While you’d love to have granite countertops or a pool in the backyard, those are both things you could potentially add after you move. Instead, it may be best to focus on finding the things that you can’t change (like location or a certain number of rooms). Then, you can upgrade or add some of the other features or finishes you want later on.

Here is your Brantford Real Estate Update for December 2023 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods. We also can't use the # of New Listings statistic right now since there have been so many homes recently that are being cancelled and relisted numerous times and at various different prices within a short time.
Brantford
The average sale price for a detached single family home in Brantford is $641,052, which has gone up by .09% or an average of less than $1,000 compared to the average sale price of $640,472 in November 2022. However, compared to the strong market of November 2021 the average sale price has gone down by 17.27% or an average of $133,843.
The # of sales are up by 18% versus November 2022, but compared to November of 2021 the # of sales have gone down by 49.14%.
The # of <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">active listings in Brantford</a> is up by 23.67% compared to 1 year ago, and it's up by 426%(Yes that is correct. The 426% is not a misprint!) versus the strong market from 2 years ago.
North End
The average sale price in Brantford’s North End neighbourhoods in November 2023 was $694,875 which is up by 4.3% compared to November 2022. There were 7.89% fewer <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1663429" target="_blank">active listings in the North End neighbourhoods</a> last month, and the number of sales in the North End areas dropped by 6.25% compared to a year ago.
West Brant
The average sale price in the West Brant area in November 2023 was $810,390 which is up by 7.93% compared to the average sale price in November 2022. There were 32.50% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">active listings in West Brant</a> last month, and there were 11.11% more sales in the West Brant area versus a year ago.

Terry's Take on the Brantford Real Estate Market
The statistics for November 2023 show the average sale price being up slightly(up .09%) compared to 1 year ago but November 2022 was one of the worst markets for the Brantford real estate market, and compared to the strong market in November 2021 the average sale price has gone down by an average of $133,843 since that time. The # of sales are also down a significant amount since that time with almost 50% fewer sales, and there are more than 4 times as many <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">homes on the market</a> compared to November 2021. It just goes to show how much the real estate market in Brantford has changed since the super hot Seller's market we were experiencing in 2021 and right up until February 2022. Now with so many homes for the Buyers to choose from, especially in the higher price ranges, with the prices having come down from the crazy prices of 2021, and with the interest rates starting to slowly come back down, the Brantford real estate market has become far more favourable for a Buyer to get an excellent price on the home they really want.
Same as for last month's update, the good news for a homeowner who purchased their home 3 years ago or longer is that they will have benefited from the huge spikes in the home values over the previous years so they will have built up a lot of equity in their home. For someone who is wanting to downsize they would have done far better if they had of sold in 2021 since the prices have come down so much since then, but for a homeowner who would like to move up to a larger home or to a more preferred neighbourhood this is the perfect market to do so.

Here is your Brantford Real Estate Update for November 2023 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods.
Brantford
Despite the downturn in the real estate market, the average sale price for a detached single family home in Brantford has actually gone up 7.98% compared to year ago at $692,899 versus the average sale price of $641,699 in October 2022. The # of <a href="https://www.viewbrantfordhomes.com/just-listed/" target="_blank">new listings in Brantford</a> are up by 55.93% from a year ago and the # of sales are up as well by 70.18%.
North End
The average sale price in Brantford’s North End neighbourhoods in October 2023 was $693,320 which is up by 2.99% compared to October 2022. There were more than double the # of <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1690772" target="_blank">new listings in the North End neighbourhoods</a> that came on the market last month, and the number of sales in the North End areas more than doubled as well(up by 127.27%) compared to a year ago.
West Brant
The average sale price in the West Brant area in October 2023 was $783,584 which is up by 3.63% compared to the average sale price in October 2022. There were 85.19% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">new listings in West Brant</a> that came on the market last month and there were 66.67% more sales in the West Brant area versus a year ago.

Terry's Take on the Brantford Real Estate Market
The real estate market in Brantford has definitely changed and this has forced a change in strategy for both selling a home and buying a home to make sure that you can put yourself in a position to be able to capitalize on this market. The stats for this month look more positive than they really are because they are being compared to October of 2022 which was one of the worst months for the Brantford real estate market in 2022. However, if we look at the big picture and compare to previous years, the # of sales have gone down by approximately 73% compared to the hot Seller's market we had back in October 2020, and there are 3 times as many active listings on the market right now compared to that market in October 2020. Having all of these additional <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1529271" target="_blank">homes on the market</a> has given the buyers a lot more homes to choose from and this has made it a far more favourable market for buying a home.
The good news as a homeowner is that despite the change in the market, if you've owned your home for 3 years or longer then you should have a lot of equity in your home because the average sale price has still gone up by 25.95% compared to that strong Seller's market in October 2020. This is an excellent market for homeowners who want to use that equity to move up to a larger home and/or to a home in a more preferred neighbourhood because although their current home won't sell for as much as it would have in 2021 or early 2022, they still have a significant amount of equity in their home, and given that there are so many more homes to choose from now, they'll be able to take advantage of this market on the buying side and buy the home they want for a much lower price. For example, if you sell your current home for $500,000 instead of the $550,000 you could have sold it for in the stronger market, but you buy your next home for $800,000 instead of the $900,000 it would have sold for in the stronger market, then you are still $50,000 ahead since you purchased for $100,000 lower and sold for only $50,000 lower.

Brantford
Despite what happened in the last 2 weeks of September with all the new listings hitting the market and the # of sales dropping significantly during that time, the average sale price for a detached single family home in Brantford is actually up 2.47% compared to year ago at $672,352 versus the average sale price of $656,176 in September 2022. The # of <a href="https://www.viewbrantfordhomes.com/just-listed/" target="_blank">new listings in Brantford</a> are up by 39.35% from a year ago but the # of sales are down by 14.12%. The additional homes on the market and the lower # of sales has resulted in 254 active listings on the market in Brantford, which is the highest # of active listings we've had on the market since September of 2019 when there were 256 detached single family homes available for sale in Brantford. If we look at the average sale price in Brantford on a month-to-month basis it went up by an average of $2,752 from August 2023 to September 2023, but it has gone down by an average of $48,622 between July 2023 to September 2023.
North End
The average sale price in Brantford’s North End neighbourhoods in September 2023 was $726,201 which is down by 0.85% compared to September 2022. There were 43.75% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1690772" target="_blank">new listings in the North End neighbourhoods</a> last month but the number of sales in the North End areas were down by 26.09% compared to a year ago. If we look at the average sale price in the North End neighbourhoods on a month-to-month basis it went down by an average of $44,639 from August 2023 to September 2023, and it has gone down by an average of $80,585 from July 2023 to September 2023.
West Brant
The average sale price in the West Brant area in September 2023 was $723,462, which is down by 4.99% compared to the average sale price in September 2022. There were 54.05% more <a href="https://www.viewbrantfordhomes.com/property-search/results/?searchtype=2&searchid=1570868" target="_blank">new listings in West Brant</a> last month versus a year ago but there were 13.33% fewer sales in the West Brant area. If we look at the average sale price in the West Brant neighbourhoods on a month-to-month basis it went down by an average of $112,952 from August 2023 to September 2023, and it has gone down by an average of $135,214 from July 2023 to September 2023.

The real estate market in Brantford has shifted with the inventory of homes on the market being at its highest point since September of 2019 and less than 30% of the homes are selling. The higher interest rates are playing a large factor as more and more people are choosing to sell their home instead of renewing their mortgage at the higher interest rate since the mortgage payments are no longer affordable at that higher interest rate. The higher interest rate is also deterring the buyers who are now not able to qualify for as high of a purchase price as they qualified for at the lower interest rates and this has resulted in fewer sales.
