Here is your Brantford Real Estate Update for September 2021 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
Brantford
The average sale price for a detached single-family home for all areas of Brantford in August 2021 was $698,269, which is up by 28.17% or a $153,465 increase in home values in Brantford compared to the average sale price of $544,804 in August 2020. There were 33% fewer new listings that came on the market last month compared to a year ago.
North End
The average sale price in Brantford’s North End neighbourhoods in August 2021 was $763,832 which is up 23.92% or $147,452 compared to the average sale price of $616,380 in August 2020. There were 46.81% fewer new listings in the North End last month compared to a year ago.
West Brant
The average sale price in the West Brant area in August 2021 was $851,971, which is up by 26.93% or $180,758 compared to the average sale price of $671,213 in August 2020. There were 39.58% fewer new listings in West Brant last month compared to a year ago.

Terry's Take on the Brantford Real Estate Market
With the houses for sale in Brantford still being in high demand and the fact that fewer new listings have been coming on the market, especially in certain neighbourhooods and price ranges, we are seeing a lot of multiple offer situations or bidding wars as the Buyers need to compete for the homes they are interested in. To give you an idea of the difference between last year's market in 2020(which was already a strong Seller's market) and this year's market in 2021, the homes sold in Brantford in 2020 averaged a sale price that was 100% of the asking price whereas the homes sold in Brantford in 2021 at the time of this post are averaging a sale price that is 110% of the asking price. So the homes in Brantford are selling for an average of 10% above the asking price this year.
