Brantford Real Estate Update for May 2021

Here is your Brantford Real Estate Update for May 2021 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area. 

 

Brantford

The average sale price for a detached single-family home for all areas of Brantford in April 2021 was $656,397, which is up by 36.86% or a $176,801 increase in home values in Brantford compared to the average sale price of $479,596 in April 2020. There were 2.5 times or 158 more new listings that came on the market last month compared to a year ago, but there were also more than 3 times or 116 more sales than last year.

North End

The average sale price in Brantford’s North End neighbourhoods in April 2021 was $715,531 which is up 50.41% or $239,808 compared to the average sale price of $475,723 in April 2020. There were 27 more new listings in the North End last month compared to a year ago, but there were also 25 more sales than last year. 

West Brant

The average sale price in the West Brant area in April 2021 was $790,618, which is up by 38.72% or $220,675 compared to the average sale price of $569,943 in April 2020. There were 33 more new listings in West Brant last month compared to a year ago, but there were also 24 more sales than last year.

Terry's Take on the Brantford Real Estate Market

The Brantford real estate market had an interesting month. There was an influx of new listings that came on the market as more and more people are understandably wanting to "cash-in" with this hot Seller's market while they still can. With the amount of new listings last month it should have slowed down the Brantford real estate market considerably, but since the demand for the houses for sale in Brantford is so strong and the sales actually increased by more than the number of new listings the result is that we end up being in a similar market as these new listings are sold and the inventory becomes depleted yet again.
