Brantford Real Estate Update for June 2024

Here is your Brantford Real Estate Update for June 2024 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.

The average sale price for a detached single family home in Brantford is $656,196, which has gone down by 12.37% or an average of $94,003 compared to the average sale price of $750,199 in May 2023. 

There were 3.26% fewer new listings in Brantford that came on the market but there were 25.19% fewer sales compared to a year ago.

North End

The average sale price in Brantford’s North End neighbourhoods in May 2024 was $730,333, which is down by 3.13% compared to the average sale price of $753,919 in May 2023. There were 4.55% more new listings in the North End neighbourhoods last month compared to May 2023, but the number of sales in the North End areas were down by 41.67% versus a year ago. It was a balanced market in the North End last month.

West Brant

The average sale price in the West Brant area in May 2024 was $711,395, which is down by 13.10% compared to the average sale price of $818,630 in May 2023. There were 24% more new listings in West Brant last month compared to a year ago, and there were 33.33% fewer sales in West Brant than there were in May 2023. The numbers indicate that it was a Buyers market in West Brant last month.

There are a lot of homes on the market in Brantford right now, especially in some of the neighbourhoods or for certain types of properties so those areas or properties are in a buyer's market, whereas other neighbourhoods or types of properties or price ranges have lower inventory and they in a Seller's market. With the Bank of Canada dropping the benchmark interest rate by a 1/4% on June 5th that may spark the market with more buyers jumping back into the market wanting to buy a home in Brantford. There are opportunites to get a good deal on a home if you act while the inventory is still high in some of the areas and for certain types of properties.
