Here is your Brantford Real Estate Update for June 2021 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
Brantford
The average sale price for a detached single-family home for all areas of Brantford in May 2021 was $684,625, which is up by 48.66% or a $224,084 increase in home values in Brantford compared to the average sale price of $460,541 in May 2020. There were almost twice as many or 104 more new listings that came on the market last month compared to a year ago, but there were also 87 more sales than last year.
North End
The average sale price in Brantford’s North End neighbourhoods in May 2021 was $730,902 which is up 44.62% or $225,497 compared to the average sale price of $505,405 in May 2020. There were 20 more new listings in the North End last month compared to a year ago, but there were also more than double the number of sales versus last year.
West Brant
The average sale price in the West Brant area in May 2021 was $770,548, which is up by 38.15% or $212,776 compared to the average sale price of $557,772 in May 2020. There were 22 more new listings in West Brant last month compared to a year ago, but there were also almost 4 times more sales than last year.
Terry's Take on the Brantford Real Estate Market
The Brantford real estate market had another strong month despite all the additional inventory that came onto the market. There were almost double the number of new listings in Brantford compared to a year ago and the Buyers are being spread out over the additional inventory with the homes in Brantford receiving fewer offers than a few months ago. However, most homes are still getting multiple offers and selling for well above their asking prices. The demand for the houses for sale in Brantford has been strong enough to sustain the increased inventory and the average sale price is 48.66% higher than it was a year ago.
