Here is your Brantford Real Estate Update for August 2021 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.
Brantford
The average sale price for a detached single-family home for all areas of Brantford in July 2021 was $670,170, which is up by 18.81% or a $106,113 increase in home values in Brantford compared to the average sale price of $564,057 in July 2020. There were 11.11% fewer new listings that came on the market last month compared to a year ago.
North End
The average sale price in Brantford’s North End neighbourhoods in July 2021 was $711,706 which is up 24.09% or $138,174 compared to the average sale price of $573,532 in July 2020. There were 14.63% fewer new listings in the North End last month compared to a year ago.
West Brant
The average sale price in the West Brant area in July 2021 was $880,910, which is up by 27.05% or $187,551 compared to the average sale price of $693,359 in July 2020. There were 14.71% fewer new listings in West Brant last month compared to a year ago.

Terry's Take on the Brantford Real Estate Market
With the high demand for the houses for sale in Brantford and the low inventory of homes available, especially in certain neighbourhooods and price ranges, it's a great time to sell your home! Although the house prices keep going up the low interest rates have helped to make the homes more affordable to the Buyers and has created opportunities for both downsizing to a smaller home and moving up to a larger home. Most of the houses, when priced properly and marketed effectively, are still receiving multiple offers and sell for a much higher price than expected. However, the homes that are not priced properly and marketed effectively are not receiving any Offers or only receiving a couple of Offers.
