Brantford Real Estate Market Update for November 2022

Here is your Brantford Real Estate Update for November 2022 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area. *FYI: There aren't enough sales in each of the other individual neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is happening in those neighbourhoods.

Brantford

The sale price for a detached single family home in Brantford has gone down by an average of 10.22% compared to a year ago. There were also 56.49% fewer sales last month due in large part to the rising interest rates that are pushing Buyers out of the market. Click here to check out the newest listings of homes for sale in Brantford and Brant County.

North End

The average sale price in Brantford’s North End neighbourhoods in October 2022 was $673,182, which is down by 12.40% compared to October 2021. There were 34.29% less new listings in the North End neighbourhoods last month and the number of sales dropped considerably with 59.26% fewer sales compared to a year ago.

West Brant

The average sale price in the West Brant area in October 2022 was $756,160, which is down 8.93% compared to the average sale price in October 2021. There were 13.04% more new listings in West Brant last month but there were 48.28% fewer sales compared to a year ago.

Despite having almot 2.5 times more Active Listings on the market, some of the neighbourhoods in Brantford had approximately 30% fewer new listings come on the market compared to a year ago, so the houses for sale in Brantford in certain neighbourhoods and price ranges are still in high demand. The # of home sales in Brantford are down considerably because the rising interest rates have unfortunately knocked some of the Buyers right out of the market, and these higher rates have also changed how much the remaining Buyers are able to qualify for if they haven't already locked in their rate. However, there are a lot of Buyers who are eager to find a home before their locked in rate expires.
