Brantford Real Estate Market Update for July 2022

Here is your Brantford Real Estate Update for July 2022 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area. *FYI: There aren't enough sales in each of the other individual neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is happening in those neighbourhoods.

Brantford

The statisics show that the average sale price in Brantford has gone up by 5.02% compared to a year ago. However, that is misleading for what is actually happening in the Brantford real estate market because the stats are based on the "closed" sales, which means they are going to be a little delayed compared to what is really going on right now. The reality in today's market is that the # of sales were down 23.13% versus June 2021, and the most significant stat is that the # of active listings on the market has gone up by 73.77% compared to a year ago.

North End

The average sale price in Brantford’s North End neighbourhoods in June 2022 was $763,927, which is up by 3.82% compared to June 2021. There were only 1.75% more new listings in the North End neighbourhoods last month but there were 21.28% fewer sales compared to a year ago.

West Brant

The average sale price in the West Brant area in June 2022 was $880,991, which is up by 11.40% compared to the average sale price in June 2021. There were 15.91% more new listings in West Brant last month but there were 46.88% fewer sales, so there were almost half as many sales in West Brant compared to a year ago.

Terry's Take on the Brantford Real Estate Market

The Brantford real estate market has changed! The increase in the # of new listings each month coupled with the decrease in the # of sales each month continues to build up the inventory of homes for sale in Brantford. There are now a lot more homes for the Buyers to choose from and the market has become far more favourable for buying a home. The home values in Brantford are still strong but in this new market the homes that are not being priced and marketed effectively are not selling, and some of the homes we see are clearly not in tune with this new market and those homes will simply never sell! With all of the houses for sale in Brantford right now it makes it extremely important for a home to be marketed aggressively to make it stand out in this now crowded marketplace. Traditional methods are not going to cut it in this market!
