The month of January seemed to fly by this year! Here is your Brantford Real Estate Update for February 2023 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.

*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods.

Brantford

The sale price for a detached single family home in Brantford has gone down by an average of 19.55% compared to a year ago. There were also 38.04% fewer sales in Brantford last month, and there are almost 3 times as many active listings on the market right now versus a year ago. The Buyers have a much stronger negotiating position in the current market compared to the past 7+ years so if they are working with an experienced realtor who's been through this type of market before and knows how to negotiate, then the Buyer will be able to take advantage of this market and get a great deal on the home they want! Click here to check out the newest listings of homes for sale in Brantford and Brant County.

North End

The average sale price in Brantford’s North End neighbourhoods in January 2023 was $740,517, which is down by 20.31% compared to January 2022. There were 66.67% more new listings in the North End neighbourhoods last month and the number of sales in the North End areas were up by 4.55% compared to a year ago.

West Brant

The average sale price in the West Brant area in January 2023 was $742,692, which is down by 22.53% compared to the average sale price in January 2022. There were more than 3 times(318.18%) the number of new listings in West Brant last month versus a year ago and there were 30% more sales in the West Brant area.

Terry's Take on the Brantford Real Estate Market

There is still a strong demand for the houses for sale in Brantford and we are still getting a lot of out-of-town Buyers, in addition to the local Buyers, who are looking for a home to purchase in Brantford and Brant County. However, we are seeing a lot of overpriced listings on the market right now because some of the Sellers don't want to admit that the crazy market from 1 year ago is gone so they're chasing the market and the longer it takes to sell the lower the price they will end up getting for their home. Of course most of those overpriced homes are simply not going to sell anyways. These overpriced listings are helping the listings that are priced properly and marketed aggessively to sell faster because they look even more attractive to the Buyers and to still sell for an excellent price, just not the irrational prices that we were getting a year ago.
