Brantford Real Estate Market Update for August 2022

Here is your Brantford Real Estate Update for August 2022 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area. *FYI: There aren't enough sales in each of the other individual neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is happening in those neighbourhoods.

Brantford

The average sale price for a detached home in Brantford has gone down by 23.56% compared to where the prices were at during the peak of the market this year, which was back in February. The # of home sales in Brantford were down 39.69% versus July 2021, and perhaps the most overwhelming stat is that the # of active listings on the market in Brantford has gone up by 234%, with 227 listings of detached homes compared to only 97 listings a year ago. North End

The average sale price in Brantford’s North End neighbourhoods in July 2022 was $717,348, which is up by 0.57% compared to July 2021. There were 31.43% more new listings in the North End neighbourhoods last month but there were 45.16% fewer sales compared to a year ago.

West Brant

The average sale price in the West Brant area in July 2022 was $799,383, which is down by 9.25% compared to the average sale price in July 2021. There were 50% more new listings in West Brant last month but there were 14.29% fewer sales compared to a year ago.

Terry's Take on the Brantford Real Estate Market

There are definitely buying opportunities in the market right now, especially with the way some of the homes are being priced wrong and handled incorrectly in this new market. You've probably noticed it as well, when you see a home come on and off the market numerous times at various different prices and sometimes holding Offers but then not holding Offers, etc.. Those homes are either not selling at all or they will finally end up selling for a lot less than they should have sold for, and typically at least $50,000 to $100,000 lower than the "original" list price simply because the listing was priced and handled incorrectly. There are a lot more homes for the Buyers to choose from which has made the pricing and marketing for a home critical factors. With all of the houses for sale in Brantford right now it makes it extremely important for a home to be marketed aggressively to make it stand out in this now crowded marketplace.
