Here is your Brantford Real Estate Update for April 2023 with the statistics from last month for the detached residential homes in the City of Brantford, the North End neighbourhoods, and the West Brant area.

*Keep in mind there aren't enough sales in each of the other neighbourhoods in Brantford to be able to provide information that would be a true reflection of what is really happening in those neighbourhoods.

Brantford

The sale price for a detached single family home in Brantford has gone down by an average of 19.08% compared to a year ago and there were 28.91% fewer sales in Brantford last month, but the market has picked up over the past few weeks and with the strong demand for the new listings of homes for sale in Brantford, the homes that are being priced and marketed effectively have been getting multiple offers and selling fast for an excellent price while the overpriced or poorly marketed homes are just sitting on the market.

North End

The average sale price in Brantford’s North End neighbourhoods in March 2023 was $713,367, which is down by 21.74% compared to March 2022. There were 41.94% fewer new listings in the North End neighbourhoods last month and the number of sales in the North End areas were down by 36.84% compared to a year ago.

West Brant

The average sale price in the West Brant area in March 2023 was $834,304, which is down by 14.23% compared to the average sale price in March 2022. There were 37.10% fewer new listings in West Brant last month versus a year ago but there were 14.29% more sales in the West Brant area.

Terry's Take on the Brantford Real Estate Market

The real estate market in Brantford had been going strong for almost 10 years straight until right around March break last year when we started to notice the market changing due to the outrageous sudden increase in the sale prices that we were experiencing in January and February of 2022 that made absolutely no sense whatsoever. The prices have come down since then and they have levelled off but we are starting to see the demand for the houses for sale in Brantford outpace the supply of homes that are available, especially in certain price ranges and neighbourhoods. If the demand continues to outpace the supply of homes on the market then the home prices in Brantford should have a bit of an upswing through the Spring and Summer months. However, if there is an influx of new listings that floods the market at any point then the opposite will happen since there would be more homes to choose from than there are Buyers to buy them. Let's face it, the value of your home right now is still a significant increase from what the value was only a few years ago.
